How does it work?
We will visit the property to assess its potential and rental model and, once the service contract has been signed, we will prepare your property so that we can take photos/videos, aerial images and a 3D tour and publish the advertisement of your property on various global platforms (Airbnb, Booking.com, Expedia, VRBO, etc...). From this moment on, the owner can relax, the first bookings will arrive in a few days, we will manage your property and look after the guests.

How do we optimize bookings?
We have a team of experts on hand to help you get the most out of your property. We will advise you on the layout and decoration of the property, we apply dynamic pricing to booking rates, we use advanced rate management systems with daily control of rates and occupancy.
Can I keep my property published on other rental agencies or touristic sites?
No, we'll take care of managing all your ads to optimize the performance of each one and avoid overbookings.
Can I keep my existing reservations if Maruwá Villas takes care of my property now?
You can and should keep them and we can also help you manage them if you wish.
What does my property need to welcome guests?
Properties must be fully equipped and in perfect condition to meet guests' needs. Our team will advise you at all times so that your accommodation is 100% ready for bookings.
Can I store personal belongings in my vacation property?
We recommend that our owners leave the house free of all personal belongings, except decorative items that contribute to creating more welcoming spaces. Regardless, we don't recommend leaving objects of monetary or sentimental value. And, if necessary, we recommend storing these objects in a private room in the house.
Where does Maruwá Villas offer its services?

How do I start?

Will I have information on the status of the reservations?
Yes, you can see the status of your bookings on the owners' intranet. In addition, we will inform you directly of any changes or new bookings.
Can I cancel or modify a confirmed reservation?
No, the reservations we collect and confirm must be respected and cancellation or modification is subject to a penalty.
Can the guest cancel or modify the reservation as soon as I receive the confirmation?
No, if the guest cancels or modifies a confirmed reservation, a penalty will also be applied.
Will I know who is vacationing on my property?
Of course, you can have guests' personal data whenever you need it.
Can I make personal reservations?
Yes, you can book your own property for use. To do this, you need to contact our support team on (71) 3838-8647 or via the owner's area on our website www.maruwavillas.com, inform your check-in and check-out dates and, if dates are available, your reservation will be confirmed.
Check-in and check-out times should follow the standard so that there is no misalignment with our operation, i.e. check-in from 15:00 and check-out until 11:00. If you have a different need, always inform customer service so that we can make the correct arrangements.
What kind of customer service support does Maruwá Villas provide if I take care of check-in/out?
Our team will assist the guest throughout the booking process and will always be available to provide online support should any problems arise during his stay.
How does Maruwá Villas communicate with guests?
Our multilingual staff will contact the guest from the very first moment. In addition, through our system, the guest will be able to access the details of their reservation and provide us with the necessary data to manage their check-in.
Who will take the photos of my property?
Our Property Manager will be sent to your home to take and edit the photos/videos/aerial images and make a 3D tour so that your property ad stands out from the rest.
How long will it take for my ad to be published?
Once the photos are ready and we have all the necessary information, the property will be activated in our system within 24 to 48 hours. The time it takes to publish the listing can vary from 48 hours (Airbnb, Booking) to 72 hours (Tripadvisor, Homeaway), depending on the specific platform.
Can I contribute a description to my property?
Yes, we will carry out a detailed description of your property highlighting its main features, however, we will take into account any additions or corrections you suggest.
On which platforms will my property be published?
We publish your ad on various platforms with global prominence, thus achieving maximum ad visibility.
How long will it take for my ad to be presented at its peak?
A new ad needs to start generating bookings and receiving positive reviews in order to take off and achieve the expected performance. But don't worry, our entire team is dedicated to this!
Is my property checked regularly every time the guest leaves?
We will always check the condition of your property when the guest leaves so that everything is kept in perfect condition.
Do I have any protection if my property is damaged by guests?
If your property is not insured, Maruwá Villas will quote you vacation home insurance with the best partner insurers, so that your needs are met and you can have peace of mind.
Will I have a contact with whom I can communicate personally?
From the moment you become a Maruwá Villas host you will have a personal contact who will advise you throughout the partnership. You will also have the support of our office, which will be available for any queries.
What is the commission of Maruwá Villas?
Our plans offer different services according to the needs of each owner, so our commission depends on the plan you choose. You can see our plans here.
Which plan is best for me?
If you want to optimize your property's performance, maximize earnings and be able to manage guest check-in and check-out, as well as cleaning, the Global Plan is the one for you. If what you're looking for is a company that manages everything, we suggest the Integral Plan.
Are there any extra fees?
We do not charge any additional fees. We only charge for onboarding the owner per unit once. The onboarding process is the solution that Maruwá Villas has found to integrate the owner into the PMS (Property Management System) and to ensure that your property is ready to be advertised with the latest in vacation rentals.
How much can I earn from vacation rentals?
The income you can earn from your home will depend on various factors, such as the type of property, capacity, features and location. Contact us to receive a personalized income estimate.
Does Maruwá Villas pay for cleaning and electricity costs?
We can add cleaning as an extra cost to the booking and include it directly in your agreement. We advise you not to add any more extra costs so as not to increase the total price of the booking.
How and when are payments made?
To ensure that our owners receive their payments as quickly as possible, we will pass on the rent from the properties on a monthly basis, minus the property management costs already paid in advance, by the 5th (fifth) working day following receipt of the rents for the previous month. Payments will be made by bank transfer to the account number provided by the owner.
How long is the service contract with Maruwá Villas valid for?
Service contracts with Maruwá Villas cover the entire annual season, i.e. 12 (twelve) months, and are automatically renewed unless the wish to terminate the contract has been communicated.
Are there any laws I should take into account when renting out my house to tourists?
Yes, seasonal rentals are the practice of renting out a property, whether for a short or medium term stay (maximum term of 90 days under tenancy law no. 8.245, of October 18, 1991), for purposes such as leisure, tourism or business. Don't worry, we'll take care of all the bureaucracy so you can do business and have peace of mind.
What taxes apply to me when I rent my vacation home?
It depends on whether the contract holder is an individual or a legal entity; in any case, our partner accountant will be able to advise you on how to settle your taxes correctly.
Can I deduct the costs of Maruwá Villas services?
Yes, Maruwá Villas is a company that pays its taxes in Brazil. You will always know what the client has paid and the Maruwá Villas commission that can be deducted from your income.
