How do I book my own property?
You can book your own property for use. To do this, you need to contact our support team on +55 (71) 3838-8647 or via the owner's area on our website www.maruwavillas.com, inform us of your check-in and check-out dates and, if dates are available, your reservation will be confirmed.
Check-in and check-out times should follow the standard so that there is no misalignment with our operation, i.e. check-in from 3pm and check-out until 11am. If you have a different need, always inform customer service so that we can make the correct arrangements.
Financial transfers
Reservations will always be transferred by the 5th working day of each month following the previous month.
The financial statement for transfers works as follows:
1° Fees: Remuneration from distribution platforms such as Airbnb, Booking.com, Decolar, Expedia and others (if any).
Note: When bookings are made directly on the Maruwá Villas website or by any other direct sale, this fee will not be deducted.
2° Manager's commission: Maruwá Villas' remuneration will be based on the property's monthly revenue according to the plan chosen.
3° Cleaning and laundry costs (only for the Integral Plan);
4° Receivables: You, the owner, will receive monthly payments for bookings made over a 30-day period, minus the costs mentioned above.

Maintenance advice between reserves
In order to preserve and keep your property in good condition, we have created some maintenance routines according to the specifications below:
a) Preventive maintenance: Routine carried out on a recurring basis every 45 or 60 days to adjust possible damaged items, check light bulbs, doors, drawers, batteries, paint and other items as necessary.
b) Corrective maintenance: Carried out on an emergency basis at the request of a guest staying at the property or who has reported a situation requiring immediate repair or within 24 working hours.
c) Logistics: Need to transport items to or from the accommodation for any reason, as well as occasional replacement of missing items that are not maintenance items, such as replacement of glasses, cutlery and others.
These routines will be applied in the day-to-day management of the property and reflected in your owner's area with all the details and costs.

Bed, bath and table linen
It is ideal to have 3 sets of bed linen (bottom sheet with elastic, pillowcase and top sheet, bed cover or comforter), 3 sets of bath linen (bath towels, face towels, floor towels and pool towels) and 3 sets of table linen (tablecloth and dishcloths).
We advise our owners to purchase 3 sets of bed linen, table linen and bath linen (preferably in white) to ensure a standard, cycle of use, durability and an excellent guest experience.
The use cycle corresponds to:
- Set 1 for immediate use;
- Set 2 is used for emergency back-up and is stored on the property in a locked room.
- Set 3 will be taken to the laundry to be washed, dried, transported back and used for the next change.
Basic items and godies
It is Maruwá Villas' responsibility to provide basic items for the bathroom and kitchen, but the cost of these items will be deducted from the rent and passed on to the owner. Examples of these items would be toilet paper, soap, detergent and loofah, cooking oil, olive oil, vinegar, salt, etc.... In addition, a goodie (treat) will be left for guests at check-in such as a bottle of wine, coffee, chocolate, etc. (the type of treat will depend on the length of stay and/or the rate/night).
Costs and expenses
The owner will be responsible for paying the condominium fee, IPTU, cleaning fee for each check-in, electricity (COELBA), gas, individual water, as well as internet, cable TV and telephone (if any), interior design and maintenance, as well as renovating the property (if any).
